Fascias and soffits take the brunt of the weather, so timber ones tend to rot, crack or start peeling paint after years of damp getting in. Blocked or damaged guttering doesn’t stay a small problem for long. Once water starts overflowing it runs down brickwork, gets into render and can end up in the foundations, so I treat leaking or sagging guttering as urgent. Most jobs are a clear-out and a check of the fall and joints, but where sections are cracked or brackets have come away I’ll replace what’s needed rather than the whole run.

A missing or cracked tile looks minor from the ground but it’s an open door for water once it rains, so I treat these as quick-turnaround jobs.
